Tenant Placement

Our Property Management service includes screening for tenant placement. All prospective tenants are thoroughly screened at no cost to the owner. We have online computer services to check credit history, bankruptcy likelihood, judgments, evictions, and criminal record. Employment verification, income, and past tenancies are checked. Satisfactory ratios between earnings and expenses have to be met to be considered for tenancy.
No applicant is EVER accepted without owner approval.
 

A full time in-house leasing property management team is maintained. Our leasing department is open seven days a week. Most property management companies and individual agents do not work on the weekends when nearly one third of our leases are written.

Forty-five days prior to lease expiration, residents are contacted to explore renewal terms. If a lease is not renewed, then planning for re-rental begins. Our lease requires tenants to allow us to show the home during the last thirty days of tenancy. This way, many homes are re-rented before the owner incurs any vacancy.

Security Deposits

Tenants must pay security deposits from one to one and half times the monthly rental amount before move-in. No exceptions. If tenants do not have adequate finances upon move-in, any little financial disruption in their lives could cause a payment problem. Once the security deposit is collected, your deposits are held in an insured trust account in accordance with state regulations.

Rent Collections

We know that your income is important to you that is Desert Wide is focused on collecting your rents efficiently and on time. We make it easy with online rental payments for tenants, via their tenant Portal. Other forms of payment are available such as check, money order or they can do an automatic withdrawl (ACH Program). Rent is due on the 1st and late fees starting on the 2nd. Tenants who have not paid their rent by the 5th of the month are sent a late notice. For your proctection, if the tenant doesn't pay on time, we actively begin the legal process to collect or evict the tenant.
